Obika Assets is a private short-term rental investment business. Canadian-founded, operating in Takamatsu, Kagawa Prefecture, Japan. The information you give us is almost always given for one reason — so we can assess whether an investment relationship makes sense, and so you can assess the same thing about us. We treat it accordingly.
This policy explains what we collect through invest-obika.com and through the vault review process, what we do with it, and how to reach us if you want it changed or removed. It does not replace the privacy terms in any definitive offering or subscription documents you may later sign, which govern where they differ.
This website is operated by Obika Assets Inc., a corporation incorporated federally under the Canada Business Corporations Act and carrying on business as Obika (“Obika”, “we”, “us”, “our”). Our registered office is at 183 Keefer Place, Vancouver, BC, Canada.
We acquire and operate residential property for short-term rental use in Takamatsu, Kagawa Prefecture, Japan. Our investor relationships are managed from Canada by our founder, Christopher Hood, and our on-the-ground operations in Japan are managed by Takahide Obika. That means your information is handled in more than one country — Section 07 explains this in detail.
Because we are a federally incorporated Canadian business collecting personal information in the course of commercial activity, our handling of that information is governed by the Personal Information Protection and Electronic Documents Act (PIPEDA).
When you submit the vault access request form on this site, we collect:
Every request is reviewed individually by Christopher Hood — nothing on this site is automated or self-serve. We also retain whatever you send us afterwards by email, phone, or video call, including notes taken during those conversations.
If a request proceeds past the initial call, we need to verify that you qualify as an accredited investor within the meaning of National Instrument 45-106 Prospectus Exemptions, and to satisfy anti-money-laundering and know-your-client obligations before capital is deployed. Depending on the structure, that can include:
We ask for verification documents only at the point they are actually needed — after the initial call, once you have reviewed the vault and are moving toward a commitment. If you are simply requesting vault access, none of the documents in this subsection are required from you.
When you visit invest-obika.com, our analytics and advertising tools record limited technical information: IP address, approximate location derived from it, browser type and version, device type, operating system, the page or advertisement that referred you, the pages you view, and how long you spend on them. Section 05 names each tool and explains what it does.
We use the information described above for the following purposes, and not for others:
We do not sell your personal information. We do not rent, trade, or otherwise disclose it to third parties for their own marketing purposes.
By submitting the vault access form, you consent to us collecting and using the information you provide for the purposes set out in Section 03. Where we need your information for a new purpose not described here, we will ask you first.
You can withdraw your consent at any time by writing to privacy@invest-obika.com. Withdrawing consent means we stop using your information for the purposes you have withdrawn it for. It may also mean we can no longer assess your request, grant vault access, or continue an existing investment relationship — and where you are already an investor, Canadian securities and anti-money-laundering law requires us to retain certain records regardless of your withdrawal. We will tell you clearly which of these applies to your situation.
If we send you updates that are not necessary to an existing investment relationship, every message will include an unsubscribe link that works. Unsubscribing from updates does not affect reporting we are obliged to send you as an investor.

Because we run Meta and Google advertising, our ads are subject to Meta's Housing special ad category restrictions where applicable. Those restrictions limit how narrowly we can target — we do not build audiences on the basis of any protected characteristic, and we do not target advertising at individuals based on their financial circumstances.
Obika is a Canadian business with property operations in Japan and service providers headquartered in the United States. Your information is therefore stored or processed in three countries:
Information held in another country is subject to the laws of that country, and may in principle be accessible to its courts, law enforcement, and national security authorities under those laws. We take reasonable contractual and technical steps to ensure a comparable level of protection wherever your information is held, but we cannot exclude this possibility. This disclosure is made so that your consent under PIPEDA is meaningful.
Personal information handled by our operations in Japan is additionally subject to Japan's Act on the Protection of Personal Information (APPI), overseen by the Personal Information Protection Commission.
You can ask us at any time for more detail about our service providers located outside Canada — write to privacy@invest-obika.com.
We keep personal information only as long as we need it for the purpose it was collected for, or as long as the law requires — whichever is longer.
When information is no longer needed and no legal hold applies, we delete it or irreversibly anonymise it.
We use administrative, technical, and physical safeguards appropriate to the sensitivity of the information: encrypted transmission across the site, access limited to the team members whose role requires it, multi-factor authentication on the systems holding investor records, and confidentiality obligations on everyone with access.
No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If a breach occurs that creates a real risk of significant harm to you, we will notify you and report to the Office of the Privacy Commissioner of Canada, as PIPEDA requires.
Please do not send identity documents, banking details, or other sensitive material through the open notes field on this site. When those documents are actually required, Chris will direct you to a secure channel.
Subject to the limits set by applicable law, you have the right to:
To make a request, write to privacy@invest-obika.com. We will acknowledge within 5 business days and respond fully within 30 days, as PIPEDA requires. We may need to verify your identity before releasing information, and if a legal exception prevents us from fulfilling part of your request, we will tell you which part and why.
If you are not satisfied with how we have handled your information, you can complain to the Office of the Privacy Commissioner of Canada at priv.gc.ca or 1-800-282-1376. If your complaint concerns information handled by our operations in Japan, Japan's Personal Information Protection Commission at ppc.go.jp may also have jurisdiction.
This site is directed at accredited investors, who by definition are adults. We do not knowingly collect personal information from anyone under the age of majority in their province or territory. If you believe a minor has submitted information to us, write to privacy@invest-obika.com and we will delete it.
The revenue and occupancy figures across this site are built in part on market data from PriceLabs. PriceLabs supplies us with aggregate market information about comparable properties — it does not receive your personal information from us.
Google and Meta, described in Section 05, handle your technical and advertising data under their own privacy policies, which we do not control. This site may also link to external websites; a link is not an endorsement, and this policy does not apply to what those sites do with your information.
We may update this policy as our operations, service providers, or legal obligations change — for example, if we add a market outside Takamatsu, or change the tools listed in Section 05. The current version is always posted here with the effective date shown at the top of the page.
Where a change materially affects how we handle information we already hold about you, we will email you at the address we have on file before the change takes effect.
