These Terms of Service govern your access to and use of this website and any materials we make available through it, including the investment vault.
Section 06 is the part most visitors are actually looking for: a straight description of how we source, evaluate, and buy the properties referenced across this site. We've kept it here rather than burying it, because how a sponsor acquires is the thing that determines whether the rest of the numbers mean anything.
This website, invest-obika.com, is operated by Obika Assets Inc., a corporation incorporated federally under the Canada Business Corporations Act and carrying on business as Obika (“Obika”, “we”, “us”, “our”). By accessing or using this site, you agree to these terms. If you do not agree, please do not use the site.
These terms work alongside our Privacy Policy. Where you later enter into definitive offering, subscription, or partnership documents with us, those documents govern the investment relationship and prevail over anything on this site if the two ever conflict.
The material on this site is directed at prospective investors who qualify as accredited investors within the meaning of National Instrument 45-106 Prospectus Exemptions, or the equivalent category under the securities laws of their own jurisdiction. Projections on this site assume, among other things, that properties operate as short-term rentals year-round under the applicable local licensing framework. Licensing regimes change, and a change in the rules governing short-term rental operation in any market we operate in could materially affect results.

This section describes our acquisition approach so that anyone reviewing this site understands the process behind the properties referenced on it. It is descriptive, not contractual — the binding terms of any specific acquisition are set out in the definitive documents for that acquisition.
Japan. We acquire residential property in Takamatsu, Kagawa Prefecture, through ordinary market channels — listed inventory, licensed local brokers and agents, and, where applicable, developers — on arm's-length terms at negotiated market value. Every acquisition is sourced and validated with our Japanese board member and on-the-ground manager, Takahide Obika, who consults directly on acquisition targets and on whether a given area is one we should be buying into at all. Where Japanese law requires a licensed professional to be involved in a transaction, we engage one, and we comply with the disclosure, registration, and foreign-ownership requirements that apply to each purchase.
Canada. In the Okanagan region of British Columbia, we acquire residential property directly from owners as well as through listed inventory, in any condition, including properties requiring significant renovation and properties whose owners need a fast, unconditional sale — for example, owners in mortgage arrears or facing a lender deadline. We renovate such properties after purchase, at our own cost, for operation as short-term rentals. Where a purchase is made from an owner under financial pressure, our practice is to provide a written offer with the reasoning behind the price, to require that the seller has had the opportunity to obtain independent legal advice before completion, and to transact through licensed British Columbia real estate professionals. We do not make representations about what a seller's lender will or will not do.
Every prospective acquisition runs through the same staged filter before capital is committed:
New or turnkey condition, with no ground-up renovation required; ten minutes or less on foot to the nearest train station; ten minutes or less on foot to at least one convenience store. A property that fails any of these is not considered further, regardless of price.
Proximity to a real tourist draw — natural, historic, or retail — within roughly thirty minutes carries significant weight between two properties that have both cleared the gate. It does not override the gate.
We research what comparable properties in that specific area are actually generating, and whether the market supports the medium-to-premium positioning our model relies on. If the data does not support the thesis, the property is not acquired, however well it scored on the first two steps.
We acquire deliberately in the medium-to-premium segment rather than the budget segment, because the margin in that segment is what allows a property to be operated and staffed properly and to remain viable at below-average occupancy. Properties are acquired to be held and operated as income-producing short-term rentals over a multi-year horizon. Our return model is built on rental income, not on assumed appreciation or on resale.
In British Columbia, we also work with a group of investors who acquire property for purposes other than short-term rental. Where a property clears our checks but is not one we wish to hold, we may assign the purchase contract to one of those investors rather than complete the purchase. Any such assignment is made only with the seller's written consent and on the terms of the standard British Columbia Contract of Purchase and Sale, under which the seller is entitled to any profit on assignment unless they have agreed otherwise in writing after being advised to obtain independent advice. We do not market properties we neither own nor hold under contract.
Properties, locations, and figures shown anywhere on this site are illustrative of the type of asset our criteria produce. Nothing on this site commits us to acquiring any particular property, and nothing entitles any person to an interest in any particular property. Which property capital is ultimately deployed into is determined at the time of acquisition and documented in the definitive documents for that transaction.
Once acquired, a property is furnished, photographed, listed, and operated by our team, with a target of being income-producing within roughly 45 days of acquisition. Takahide Obika manages setup, guest communication, and the relationships with the surrounding community that come with operating in a residential neighbourhood. Investor positions described on this site are passive: investors are not expected to manage the property, handle guests, or take operational decisions.
Short-term rental operation in Japan is subject to national and prefectural licensing, zoning, building and strata rules, and tax obligations, and these change over time. Our projections assume a property operates year-round under the applicable licensing framework. A change to that framework — in Kagawa Prefecture or nationally — may affect how, or whether, a property can continue to be operated as a short-term rental, and may materially affect results.
Access to the investment vault is granted at our discretion, following individual review. We may decline or withdraw access at any time, for any reason, without explanation.
Material in the vault — financial models, market analysis, offering documents, and property specifics — is confidential and provided to you solely for the purpose of evaluating a potential investment. You agree not to reproduce, distribute, publish, or disclose it to any third party other than your own professional advisors, who must be bound by equivalent confidentiality.
When you submit the request form or otherwise provide information, you confirm that what you provide is accurate and complete, and that you are authorised to provide it. We rely on it in assessing your request.
How we handle that information is set out in our Privacy Policy. Please do not send identity documents, banking details, or other sensitive material through the open form on this site — we will direct you to a secure channel when those are actually required.
All content on this site — text, design, layout, graphics, the Obika name and seal, illustrations, models, and underlying code — is owned by us or licensed to us, and is protected by applicable intellectual property law.

These terms are governed by the laws of British Columbia and the federal laws of Canada applicable in it, without regard to conflict-of-laws principles. You agree to the exclusive jurisdiction of the courts of British Columbia for any dispute arising out of or relating to these terms or this site.
If any provision of these terms is found unenforceable, that provision is severed and the remainder continues in full effect.
We may update these terms from time to time. The current version is always posted here with the effective date shown at the top of the page. Your continued use of the site after a change takes effect constitutes acceptance of the revised terms.
